CMA valuations: how to do them right
From Deeds data to a confident seller appointment.
A great CMA wins the mandate. A bad one loses it before you walk in. Here's how to use RealtyPA's CMA tool to build a defensible, data-backed valuation that lets you talk price with confidence.

Open the property in RealtyPA
Search the address. The property record opens with full Deeds data: owner, transfer history, erf size, sectional scheme details (if any).

Tap "Run CMA"
RealtyPA finds recent comparable sales within your default radius (1km in metros, 5km in rural areas). The auto-CMA appears with a value range.

Adjust the comparables
Review each comparable. Drop ones that don't fit (different property type, atypical sale, etc.). Add others manually if you know of recent sales not in our data.

Tweak the parameters
Adjust the radius, property type filter, age filter, size match. Watch the valuation update in real time.

Generate the seller report
When you're happy, tap "Export". You get a branded PDF with the valuation, the comparables, the methodology, and your contact details, ready to share before the appointment.

Always show the value RANGE, not just the headline number. Sellers respect honesty more than an artificial single number.
Pre-send the CMA before the appointment. Sellers come prepared and the conversation is about strategy, not justification.
